Stamp duty in Tasmania at a glance
Tasmania's property transfer duty scale has been unchanged since October 2013, with duty charged per $100 or part of $100 and a $50 minimum. The temporary first home buyer exemption for established homes up to $750,000 ended for settlements after 30 June 2026, so first home buyers now pay the general rates; the calculator still applies the exemption for an earlier settlement date. The off-the-plan apartment concession closed to new agreements on 30 June 2026.
First home owners building or buying a new home can still get the First Home Owner Grant: $20,000 for transactions from 1 July 2026 to 30 June 2027 (it was $30,000 in 2025-26). Foreign investors pay an 8% foreign investor duty surcharge on residential property. Registration fees at the Land Titles Office are fixed amounts.
If you settled before July 2026
Change the settlement date in the calculator to see the rules that applied then, including the first home buyer exemption. Duty already assessed is not affected by later changes.
How duty is worked out
Duty is charged on the dutiable value: usually the price, or the market value if that is higher (for example a transfer between family members). Each state publishes a sliding scale of brackets. Within a bracket, you pay a fixed amount for the value up to the bracket's lower limit, plus a percentage of the amount above it. Several states charge "per $100 or part of $100", which rounds the excess up to the next $100. The calculator shows the bracket it used and the arithmetic, so you can check it against the revenue office's own figures.
Concessions then reduce the duty: full exemptions up to a price limit, phase-outs that taper the saving to nil, lower rates for owner-occupiers, or a fixed reduction. Each has conditions, usually about living in the property and not having owned one before; the calculator asks them as yes/no questions.

Checking the figures
These rules were last checked on 2026-10-29 against State Revenue Office of Tasmania. Before you sign, confirm the duty with the official calculator. 4 items could not be confirmed on an official page and are marked unverified:
- The 2025-26 Land Titles Office transfer and mortgage fees were not retrieved. A Public Trustee sheet (non-SRO) lists $256.76 for a transfer, which matches 2026-27.
- No announced replacement for the first home buyer established-home exemption was found on SRO pages. Press reports (theadviser.com.au, via WebSearch) say it was not extended in the 2026-27 Budget.
- What the FHOG reverts to after 30 Jun 2027 is not stated on the SRO page.
- When duty is due is described from general knowledge of each office's rules and was not re-checked for this calculator.
