How this was calculated

    Duty around this price

How duty changes as the price moves 30% either side of yours, for the same buyer. Steps and jumps are concession thresholds.

The same purchase in every state

Concession conditions are assumed to be met in every state (and household income under any cap). Grants are shown separately, not deducted.

Stamp duty in the NT at a glance

The Northern Territory works out duty on properties up to $525,000 with a formula rather than brackets: duty = 0.06571441 × V² + 15 × V, where V is the value divided by 1,000. Above $525,000, duty is a flat percentage of the whole value: 4.95% below $3 million, 5.75% from $3 million and 5.95% from $5 million. The rates haven't changed since 2017-18.

The NT's home buyer concessions only apply to contracts signed by 30 June 2021, so there is no first home duty concession now. Instead the HomeGrown Territory Grant pays $50,000 to first home buyers of a new home (contracts to 30 September 2027), and a house and land package exemption removes duty on the land in eligible packages until 30 June 2027. The NT has no foreign buyer surcharge. Registration fees are a fixed $181.

    How duty is worked out

Duty is charged on the dutiable value: usually the price, or the market value if that is higher (for example a transfer between family members). Each state publishes a sliding scale of brackets. Within a bracket, you pay a fixed amount for the value up to the bracket's lower limit, plus a percentage of the amount above it. Several states charge "per $100 or part of $100", which rounds the excess up to the next $100. The calculator shows the bracket it used and the arithmetic, so you can check it against the revenue office's own figures.

Concessions then reduce the duty: full exemptions up to a price limit, phase-outs that taper the saving to nil, lower rates for owner-occupiers, or a fixed reduction. Each has conditions, usually about living in the property and not having owned one before; the calculator asks them as yes/no questions.

For values up to $525,000, duty is worked out with a formula: duty = 0.06571441 × V² + 15 × V, where V is the value divided by 1,000.
